The Builder
If you are a seasoned Project Manager you probably already know the difference between a builder that supports delivery, and one that gets in the way. You don’t need micro-management, endless head-office red tape, or a revolving door of junior site staff. You need capable site teams, commercial backing, and the authority to build quality projects...
Currently we are working with an established Australian head contractor with a pipeline of diverse projects across Greater Sydney and Regional NSW. There portfolio spans new-build and complex fitout/refurb schemes across health, aged care, education, rail, and commercial retail—with contract values ranging from $5M to $100M.
Team / Support
- A Dedicated Site Engine: You are not expected to do the CA’s role or run day-to-day site logistics. You will lead experienced Site Managers alongside dedicated project-based Contract Administrators who handle procurement schedules, scopes, and progress claims.
- Streamlined Executive Approvals: Report straight to the Construction Manager. Variations, key subcontractor appointments, and commercial decisions are resolved quickly over a table, not delayed in corporate committees.
- Full-Lifecycle Project Continuity: You stay with your projects from early procurement and site establishment through structural works, services integration, commissioning, and final handover.
- Diverse Structural & Services Complexity: Avoid the fatigue of repetitive residential boxes. You will oversee varied, complex commercial builds—from the ground-up mainly institutional works and live-environments to Schools, Tafe's and Universities upgrades to cold/warm shell conversions and structural extensions.
Primary Accountabilities
- Program & Milestones: Tracking critical path milestones, site staging, and services coordination through to Practical Completion.
- Commercial & Head Contract Administration: Drive procurement packages, review subcontractor trade scopes, manage head contract mechanisms (extensions of time, variations, latent conditions).
- Site Leadership & Design Coordination: Direct and mentor Site Managers on safety, staging, and buildability. Chair design coordination meetings with consultants, structural engineers, and client superintendents to resolve RFIs before they become site issues.
- Live-Environment Delivery: Ensure tight staging, access controls, acoustic/dust containment, and strict compliance when executing works in operational hospitals, schools, and transport corridors.
- Client & Superintendent Interface: Represent the head contractor in PCG meetings, acting as the authoritative point of contact for clients, architects, and independent certifiers.
What We Are Looking For
- Demonstrated Commercial Head-Contractor Experience: A verifiable track record managing commercial building projects ($10M+) through the full construction lifecycle in the Australian market.
- Solid Ground-Up & Fitout Background: Comprehensive technical understanding of sub-structures, concrete/steel structures, building envelopes, complex MEP/services rough-in, and high-spec architectural finishes.
- Contractual Sharpness: High literacy in standard Australian construction contracts (e.g., AS 4000 / AS 4902), subcontracts, and security-of-payment requirements.
- Pragmatic, Site-Respected Leadership: Strong command on-site. You know how to get the best out of subcontractors and trade foremen through clear direction, firm standards, and mutual respect.
- Relevant Qualifications: Degree in Construction Management, Building, Civil Engineering, or equivalent trade-to-management trajectory backed by strong site experience.
Remuneration & Working Environment
- Competitive base salary package reflective of experience, including vehicle allowance / company vehicle and performance-based incentives.
- Stable, long-term project pipeline with low staff turnover.
- Practical work culture that values delivery capability, safety, and build quality over presenteeism.
